Beedie aims for spring rezoning submission on Whistler’s Northlands site

Developer signals early 2027 as target for shovels in the ground; 70-unit employee housing, location of multi-use rec facility under review amid push for faster amenity delivery

Nearly a decade since purchasing the site in 2017, Vancouver-based developer Beedie Living says it is targeting late March for the formal submission of its rezoning application for the 4500 Northlands site in Whistler.

The developer is hoping to get the ball rolling on council readings and adoption of the rezoning ahead of the fall election period.

“There’s no question, whether it’s here or Vancouver or wherever, there’s some level of slowdown in the fall while the election happens,” explained Curtis Neeser, executive vice-president of residential development at Beedie. “We recognize the community wants the community benefits that come as a result of the project. So collectively, I’d say there’s alignment around, ‘Let’s get going. Let’s get moving on it.’”

On Jan. 6, council directed staff to proceed with further processing of the Northlands development once Beedie submits a rezoning application that includes “affordable employee-restricted housing,” a “multi-use recreation facility,” and other amenities or equivalent alternatives, as well as a logical phasing plan ensuring timely delivery of community benefits.
