Stonebridge estate sells for $20.5M in Whistler’s second-largest home sale on record

Whistler’s luxury real-estate market has logged another eye-popping sale, with an eight-acre (3.2-hectare) mountain estate changing hands for $20.5 million.

The off-market sale of 5454 Stonebridge Drive was announced May 6 by realtor John Ryan of Unison The Ryan Group Realty, who described the transaction as another sign of continued strength in Whistler’s luxury housing market heading into the summer season.

“It all starts with the dirt,” Ryan said in a release. “The most spectacular homes and the highest-priced sales are always grounded by incredible parcels of land.”

Stonebridge, located west of Whistler Village, has long ranked among the resort municipality’s most exclusive neighbourhoods, with comparatively large estate lots, private road access and expansive mountain views. According to the release, lots in the neighbourhood range from 1.25 to 42 acres (or 17 hectares)—substantially larger than typical residential parcels elsewhere in Whistler.

The property in question overlooks Whistler and Blackcomb mountains, Alta Lake and the valley below. Its sale trails only a 2023 Stonebridge transaction in which Ryan brokered the sale of a $32-million home as part of a combined $40-million deal.

Ryan said privacy and access to nature continue to drive demand in the area.

“Stonebridge offers the largest acreage in the Whistler valley, incredible privacy, and connectivity right out your back door to Mother Nature,” he said. “You can get pretty creative when you have that kind of size to build within.”

The release also points to growing demand for ultra-luxury features like helicopter access and private helipads, citing the neighbourhood’s proximity to heli-skiing terrain and quick air access to Vancouver.

The home includes a lap pool, hot tub, sauna, gym, media room, wine cellar, geothermal heating system, Crestron automation, Lutron lighting and whole-home water filtration. The residence spans three levels and includes four bedrooms, three bathrooms and a private staff area.

The property also features outdoor entertaining spaces, including covered dining areas, a fireplace terrace, pizza oven, barbecue pavilion, and landscaping designed by landscape architect Paul Sangha.

“A landmark sale such as this provides prospective buyers and sellers alike with an injection of confidence that the market is shifting in an upward direction,” Unison The Ryan Group Realty wrote in a release.
